Terms
Terms of service
Last updated 6 November 2026 · version 2026-11-06
These terms apply to the use of Siivio. Siivio is operations software for cleaning companies, provided by Luma Software Oy. The terms are accepted when registering. Together with the data processing agreement they form the agreement between us and the customer.
1. Parties
Service provider ("we"):
Luma Software Oy
Business ID: 3498264-7
Pietolankatu 41 B 4, 04440 Järvenpää
Email: hei@siivio.fi
The customer is the company or other organisation that registers for the service ("the customer"). The person registering confirms that they are authorised to accept these terms on the customer’s behalf.
The service is intended for business use, and the Finnish Consumer Protection Act does not apply.
2. The service
Siivio is software used in a web browser. It includes the office app, the workers’ app and the customers’ portal. The service consists of the features available in it at any given time. They are described on the features page.
The service’s invoicing, tax and payroll tools are aids. They include, for example, Finvoice e-invoice files, household tax credit (kotitalousvähennys) statements and the payroll export. The customer is responsible for the correctness of its own invoices, taxes and payroll, and checks the material before using it.
The service does not send e-invoices to an e-invoicing operator. The customer sends Finvoice files itself through its own bank, operator or accounting software.
3. Free trial
A new customer gets a 14-day free trial. No payment card is needed for the trial. The trial includes every feature and the user limit of the Growth plan.
The trial does not turn into a paid subscription by itself. When the trial ends, the account locks until the customer chooses a plan. Data retention is described in section 8.
The trial is provided as is, without warranties.
4. Plans and prices
The plans differ only in the number of users. Every plan includes every feature. Prices when this version of the terms was published:
Starter: €39/month excl. VAT, 1–5 users
Team: €89/month excl. VAT, up to 20 users
Growth: €179/month excl. VAT, up to 50 users
More than 50 users: the price is agreed separately by quote.
A user means a login of the customer’s staff, such as an administrator, supervisor or worker. Customer portal logins are free. The service does not allow new staff logins beyond the plan’s user limit.
VAT is added to the prices at the applicable rate. Current prices are on the pricing page. We announce price changes at least 30 days in advance by email or in the service. A change applies from the first billing period that starts after the notice period.
5. Subscription, billing and payment
The subscription is taken out in the service under Settings → Subscription. It is billed in advance, monthly or yearly. A yearly subscription costs the price of 10 months for 12 months. Payment is charged to a payment card through the Stripe payment service. Invoices and receipts are available in the billing portal.
The plan and the billing interval can be changed in the billing portal (Settings → Subscription → Manage subscription). The price of a change is shown before it is confirmed.
If a payment fails, the service stays available while the payment is retried. If the payment does not succeed, the subscription ends and the account locks.
6. Cancellation and termination
The customer can cancel the subscription at any time in the billing portal. Cancellation takes effect at the end of the current billing period, and the service is available until then. Billing periods already paid are not partially refunded.
We may terminate the agreement by giving at least 30 days’ notice. In that case we refund the prepaid, unused time. We may close the account immediately if the customer materially breaches these terms, uses the service unlawfully or endangers the security of the service or of other customers.
When the subscription ends, the office app, the workers’ app and the customer portal lock. Data retention and deletion are described in section 8.
7. The customer’s responsibilities
The customer is responsible for making sure that:
only people the customer has authorised use the service, and logins and passwords are kept safe
the customer’s users follow these terms; the customer is responsible for its users’ actions in the service
the customer has the right to process the data it stores in the service, such as data on workers, customers and sites, door codes and key information
the customer has informed data subjects about the processing as the law requires
the service is not used for unlawful activity, for spreading malware or for disrupting the service, and no attempt is made to get around its security
The customer must tell us without delay if it suspects that logins have fallen into the wrong hands.
8. The customer’s data
The data the customer stores in the service belongs to the customer. We process it only to provide the service and in accordance with the data processing agreement. For personal data, the customer is the controller and we are the processor.
When the trial or subscription ends, the account locks and the data is kept for 90 days. If the customer chooses a plan during that time, use continues as before. Otherwise we delete the data after 90 days. The customer can ask for the data to be deleted earlier.
On request, we deliver the customer’s data in a machine-readable format before deletion. Requests go to hei@siivio.fi. Deleted data also disappears from backups as they expire, at the latest after 12 weeks.
9. Availability and changes to the service
We aim to keep the service available and working, but we do not promise a specific level of availability. Maintenance, updates and disruptions at third parties, such as the cloud provider, can cause interruptions. We aim to do maintenance at quiet times and to announce longer interruptions in advance.
We develop the service continuously and may change its features. If a change materially weakens the service, we announce it at least 30 days in advance, and the customer can cancel the subscription to end before the change takes effect.
10. Intellectual property
The service, its software, design and documentation belong to us or our licensors. While the subscription is in force, the customer has the right to use the service in its own business in accordance with these terms. The service may not be copied, resold or reverse engineered.
If the customer gives feedback or suggestions, we may use them to develop the service without compensation.
11. Limitation of liability
The service is provided as is. We are not liable for indirect damage, such as lost profit, business interruption, contractual penalties or damage caused to third parties.
Our total liability is limited to the amount the customer has paid for the service in the 12 months before the damage (excluding VAT). During the free trial the service is provided without liability.
These limitations do not apply to damage caused intentionally or through gross negligence, or to liability that cannot be limited under mandatory law. Liability for the processing of personal data is also covered in the data processing agreement.
We are not liable for delays or damage caused by force majeure. Examples are a natural event, a widespread telecommunications or power outage, an order by an authority, or a similar obstacle at a subcontractor.
12. Changes to these terms
We may change these terms. We announce changes at least 30 days before they take effect, by email or in the service. If the customer does not accept a change, it can cancel the subscription before the change takes effect. If the customer continues to use the service after the change takes effect, it accepts the change.
We may change the terms immediately if the change follows from the law or an order by an authority, or if it does not weaken the customer’s position.
The current version is always on this page.
13. Other terms
We may transfer this agreement to a company in the same group, or to whoever takes over the business related to the service. The customer may transfer the agreement only with our written consent.
If any part of these terms is found invalid, the other parts remain in force.
14. Governing law and disputes
These terms are governed by Finnish law. Disagreements are first settled by negotiation. If no agreement is reached, disputes are resolved in the Helsinki District Court.
